Commercial Property Sales

Commercial Property & Building Sales

We Help Commercial Property Owners Sell Their Building for Top Dollar, With the Least Hassle and with the Highest Certainty of Close

Sell your commercial property

Owners are looking for three outcomes when selling a commercial property: maximum sales price, certainty of close and ease of transaction. We know the levers to pull to get you where you want to be - at the closing table. Our job is to get you there - and we’re good at it.

The process of selling begins with your seller consultation. We want to get to know you and understand what is driving your desire to sell and how we can best build an action plan that meets your needs. From there we’ll determine the value of your property and begin to craft the appropriate go to market strategy that compels the right buyer pool. We’ll widely market the property to achieve a market price and then expertly negotiate a contract that gets the job done. We continue to market all properties up to closing to ensure nothing is left to chance. Take advantage of our expertise and years of experience.

Considerations when selling Commercial Property

The decision to sell a piece of your commercial real estate portfolio is complex and requires extreme skill and touch. That’s why, through our years of experience as a top commercial brokerage in Atlanta, we’ve developed the DEED Framework for selling CRE. This Framework is explained in full on the DEED page and we can talk through it at your property.

A crucial component of the buy versus hold decision is the expected value at sale. Valuing commercial real estate is more than slapping a cap rate on the NOI, no matter what the NNN brokers tell you. Our valuation process starts with understanding the entirety of the asset: Condition, leases, debt, zoning, market factors, debt environment for asset type - the list goes on. We spend time understanding the levers that drive value and are crucial to commercial real estate investors and users.

Beginning with your end goals in mind, we will underwrite the asset as it stands currently. We’ll see how your financials compare to the rest of the market. We’ll determine what a new owner can expect and start to craft the “play” for a new buyer. As we begin to develop the disposition strategy, we’ll zero in on who the target buyer for your asset is. We can then back into how those market buyers will value your asset.

We frame this entire process with a larger view of your portfolio construction and how to best reallocate these proceeds.

Below are a few items we will request during the Discovery and Evaluation process:

  • Rent Roll with suite sizes, layouts and tenant use

  • Trailing 12 month expenses

  • Leases and or Lease abstracts

  • Debt Overview

  • Property Condition Reports

  • any Environmental Site Analysis (Phase 1 ESA)

  • Survey(s)

DON’T LEAVE MONEY ON THE TABLE. OUR PROCESSES GUIDE OUR EXCELLENCE, RESULTING IN A BETTER TRANSACTION FOR YOU.

The DEED framework is our proprietary method for commercial real estate acquisition and disposition. In our experience, all owners are looking for three outcomes when selling commercial real estate: maximum price, guarantee of close and minimal transaction friction. Potential owners are looking for similar but different outcomes: fair market value, fully understanding the property and attached encumbrances, guarantee of close and minimal transaction friction.

By utilizing our tested processes and framework, we are able to properly advise owners and potential owners of Atlanta Commercial Real Estate. These processes mitigate known risks, prepare for potential risks before they arrive, secure a counter-party and arrive happily at closing. Proper advisement is the key to a successful transaction. Through the information gathering portions, we are able to fully understand your commercial property, anticipate the market response and make a market for the warehouse, industrial and flex office property.

How does the DEED Framework help sell my Atlanta Commercial real estate?

The sales disposition process begins with Discovery. We examine the subject property, aiming to know everything. This can be scary for some owners and certainly takes a lot of work. We review leases, past expenses, property condition reports and understand the debt. This discovery process allows us to truly advise owners in the processes that follow.

Once Discovery is complete and we have a full understanding of the Atlanta commercial property, we begin the Evaluation process. During Evaluation, we are taking the information from Discovery and determining actionable items to increase the property value; comparing the property to competition in the market (both via sales comps and a current market survey); and creating a Broker Value of Opinion.

During Discovery, we also begin the process of developing the “Story” of the asset. Storytelling is the marketing technique to show qualified buyers why your asset is worth of the offer we are seeking.

In the Exposure process, we identify our target buyer pool and create a marketing plan to sell the property to those qualified and competent buyers. This is how our Storytelling expertise shines. In making a market, Marietta CRE believes in providing a comprehensive and stunning visual package speaking to the strengths of the property and presenting a compelling investment thesis. The efficient market hypothesis tells us that maximum price is achieved when the most buyers have the lowest barrier to entry to the information. We utilize a vast buyer database, broker relationships and over five listing services to truly and widely market your commercial real estate. Each property we bring to market is different - so we create a unique strategy each time!

Confident that we’ve done worked our processes, we go under contract with a suitable offer and move into the Delivery phase. We believe that in doing all the work upfront, we have mitigated as much risk as possible and selected a buyer who will actually close. We are Deal-Makers and believe in our processes and abilities. Remember, we aren’t paid until close so we have a vested interest in getting you to closing! In our Delivery phase, we are working with all related parties: Buyer, Lender, Title, Environmental; Attorneys, etc to ensure a surety of closing and avoiding the dreaded buyer re-trade. Time and time again, we have found that the work upfront reduces buyer uncertainty and gets us where you want to be - check in hand after closing.
